In order to launch new housing schemes for residents of Jaipur and Jodhpur, the Rajasthan housing board (RHB) has decided to acquire more land from farmers.
A decision was taken in the RHB meeting to acquire approximately 10,000 bigah land in these two cities. RHB officials have already identified the land to launch these housing schemes.
“The procedure to acquire land will be simplified and the board will take land from the farmers directly after convincing and resolving their issues,” an official present in the meeting informed.
In Jaipur, around 600 bigah land has been identified near Shahpura and more land will also be acquired in Dalawas , Ramchandrapura , Vatika and Bagru. While in Jodhpur, approximately 8500 bigah land will be acquired from different villages.
Apart from this, the RHB official informed that a mega scheme in Dantri near Sanganear proposed on 11,000 bigha land is expected to be launched in the next three months.
Recently, the RHB’s land negotiation committee resolved pending issues regarding compensation to acquired land from the farmers. After the awarding of compensation for acquired land is approved in the meeting, the board will launch the scheme.
“As per the board’s planning, there will be 3,500 independent plots for economically weaker section (EWS), lower income groups (LIG), middle and higher income group. The final planning for group housing scheme is yet to be done,” a senior RHB official said.
The scheme was proposed near Indra Gandhi Nagar, Jagatpura, on 12,000 bigha land; however, it was downsized by 100 bigah land which was under the ecological zone.
If the board successfully launches the housing scheme, it will be an achievement as many schemes are stalled due to land acquisition process. Also, it will be largest scheme launched by any civic authority in the past five years.
Sources claimed that land acquisition is plaguing as many as six colonies proposed by the Jaipur development authority (JDA). “Land acquisition has become a major cause for delay. As JDA doesn’t have enough land, it has no option but to acquire it from private owners,” a senior JDA official said.
For instance, in Ninder housing scheme, the JDA has failed to acquire land. Proposed to be developed on 1,100 bigha land on Sikar Road, the Ninder project is the biggest after Prithviraj Nagar. The authority has to acquire 900 bigha from private owners for the project.
