Jodhpur Development Authority residential plots scheme in Vivek Vihar area

The Jodhpur Development Authority (JDA) had launched a residential plots scheme in Vivek Vihar area of Jodhpur city in Rajasthan.

The booking or registration for the JDA Vivek Vihar Housing Scheme was open for the citizens of India from June 26, 2011 to August 20, 2011.

The lottery draw for the JDA Jodhpur Vivek Vihar residential plots scheme was held on September 09, 2011.

The Jodhpur Development Authority will allot a residential plot in the Vivek Vihar Housing Scheme subject to fulfillment of certain terms and conditions.

JDA Vivek Vihar Housing Scheme – The General Terms and Conditions

1. The applicant must have attained the age of majority (18 years) as on the date of application.

2. Allotment of the residential plots shall be made through draw of lots.

3. Only such applications shall be deemed to be valid, which are accompanied by specific earnest money in the form of Demand Draft or Banker’s Cheque in favor of the Jodhpur Development Authority drawn at the place at which application is deposited. However, the Jodhpur Development Authority shall not accept earnest money in cash.

4. An application without the prescribed earnest money shall not be entertained and is liable to be rejected outright.

5. The address given in the application should be complete. Any change in the address should be notified to the Jodhpur Development Authority by registered A. D. post.

6. Applicants under a reserved category is entitled to avail of the benefit of allotment only once in his or her lifetime in any of the schemes of Jodhpur Development Authority (JDA).

7. The applicants under the reserved categories shall not be eligible without the requisite certificates or documents.

8. The applications received after the prescribed closing date will not be entertained.

9. The price of the residential plot is tentative to the extent that any enhancement in the cost of land awarded by the Competent Authority under the Land Acquisition Act shall also be payable proportionately, as determined by the Jodhpur Development Authority, within 30 days or in such specific period of its demand.

10. The land or building shall continue to vest in the Jodhpur Development Authority until the entire consideration money together with interest and other amount, if any, due to the Authority on account of the sale, of such land or building or both is paid. The transferee shall have not right to transfer by way of sale, gift, mortgage or otherwise the plot or building or any right, title or interest therein until the full price is paid to the Authority, except with the prior permission of the Competent Authority.

11. The residential plot or building shall not be used for any other purpose other than that for which it has been allotted in accordance with the plans approved by the Competent Authority. No obnoxious trade shall be carried out in on any such land or building.

12. The Jodhpur Development Authority shall not be responsible for leveling of uneven plots or sites.

13. The transferee will have to complete the construction within the specified period from the date of offer of possession after getting the plans of the proposed building approved from the Competent Authority in accordance with the regulations governing the erection of buildings.

14. Allotment of the residential plots and all matters connected therewith shall be governed by the provision contained in the Jodhpur Development Authority Act and Rules and Regulations framed there under as amended from time to time.

15. Disputes if any regarding allotment related matters should be settled within the jurisdiction of the Jodhpur Development Authority.
