Jaipur Development Authority (JDA) has decided that the new scheme of Phase 3 Housing project thet willl develop it nearby the Approach Road which will help in saving the resources.
Looking to the progress of various projects in phases 1 and 2, the state level and sanctioning and monitoring committee has decided that the feasibility study of these projects should be done keeping in mind the availability and proximity of existing roads, electricity and water supply. Moreover, the housing schemes should be developed on land where distance from the approach road is not more than 250 metres.
A senior official at JDA said, “At many sites of model 1 and 2, cost of constructing the roads is very high as the schemes are developed far from approach roads.” In model 3, selected developers can take up construction of EWS/LIG flats on the land acquired by the government under the third model.
During the meeting the JDA also decided to reduce the floor area ratio (FAR) which was to be given to developers in model 2 as per existing building bylaws.
During the meeting, decision was also taken on the cost to be charged on new registration against the cancelled allotment of phase-1. Committee was of the view that fresh applications may be invited as per the revised rates of 850 per square feet for EWS and LIG category of houses fixed by the government.
